Comercial property leasing manager

- Commercial Property Leasing (mainly office and mixed use in office projects):
- seeking/securing tenants for vacant office units within the building including comprehensive track record of lease inquiries and contact details for potential tenants,
- maintaining communication with leasing agents/other industry professionals and agreeing terms of cooperation with them, cooperation with an architect,
- presenting property (offices) to potential tenants/agents etc.,
- identifying target tenants and demographics, preparing advertising materials (property particulars, mailings to agents, internet adverts) and utilizing appropriate advertising channels (internet platforms such as Otodom etc.), maintain an online and offline presence for the building, including a dedicated website, social media profiles, and promotional events (if needed),
- develop/execute a comprehensive marketing strategy to enhance leasing of commercial properties (office/mixed us), being up to date with market leasing rates, occupancy levels, competition buildings etc.,
- preparing commercial lease terms offers, negotiating and agreeing commercial terms, coordinating and initiating lease negotiations with potential tenants, ensuring commercial and legal terms are in accordance with market standards and align with the owner's objectives,
- implement initiatives to enhance tenant satisfaction and promote tenant retention,
- coordinating initial execution of the leased areas (handover of the space, supervising collection of lease deposit/guarantee, coordinating preparation of leased office units for handing over (fit out refurbishment/maintenance before initial hand over to tenants).
- Lease Administration:
- enforcing lease terms and conditions,
- maintaining accurate and up-to-date lease records (updating rent roll charts, parking places charts),
- supervising lease deposits and guarantees collection, keeping and up to date record of lease securities,
- monitoring occupancy levels and lease projection for the properties,
- keeping and up to date record of contact details to tenants
- supervision of timely collection of rents and other charges,
- facilitating lease renewals and terminations.
- Tenant Relations:
- address tenant concerns/inquiries and requests promptly and work towards maintaining a high occupancy rate,
- facilitating communication between tenants and property ownership,
- resolving disputes in a timely and professional manner.
- Supervision of Property Management Company/dedicated Property Administrator/Technical Facility Company:
- day-to-day cooperation with property management company/property administrator/technical facility company dedicated for the commercial property (office/mixed use commercial properties), which includes overseeing maintenance and operations, contractors and service providers, implementing policies and procedures to ensure smooth building operations),
- supervision/execution of annual budgets for property operations, annual budget reconciliation, annual lease indexation/ property insurance.
- Reporting:
- annual reports summarizing overall property performance,
- quarterly reports on maintenance and repair activities, updating rent roll charts, parking places charts, keeping lease deposits and guarantees record,
- monthly reporting on rent and service charge collection, property expenses, and any outstanding payments.

- fluent English (daily communication in English),
- knowledge of EXCEL - intermediate level
